Phase 1 of Awaab’s Law came into force on 27 October 2025, protecting millions of tenants across England. Social landlords are now legally required to act fast on damp and mould. The law honours Awaab Ishak, the two-year-old whose tragic death due to mould exposure led to this landmark change.
What social landlords must now do
- Emergency health and safety hazards fixed within 24 hours.
- Serious damp and mould investigated within 10 working days and made safe within five working days.
- Alternative housing if risks can’t be resolved in time.
