Does your building have a structural issue — a ventilation problem, thermal bridge or leak — that cannot be resolved in the short term but does cause mould? Why use a mould-resistant system?
Mould can cause health complaints, particularly in people with allergies or asthma, and can damage building materials (plasterboard, wood and concrete). A mould-resistant finish protects the dry paint film against mould growth on the surface, lasts longer than ordinary paint and is available in various colours and finishes, without compromising aesthetics. This says nothing about the air quality, odour or general hygiene of the space. It remains a supplement: tackling the structural cause and maintaining ventilation remain important.
How do you choose a mould-resistant system?
- Resistance of the dry paint film — check whether the finishing coat is demonstrably resistant to attack by mould, tested in accordance with the standard EN 15457. The property concerns the paint film itself, not the space.
- References and experiences — read reviews and practical experiences; professionals at housing associations are often happy to share their insights.
- Advice — if you cannot decide, request targeted product advice.
- Price and service life — do not look only at the price per litre: a high-quality, durable system keeps the surface protected for longer, including where structural or behavioural factors are involved.
How to apply it
Good preparation determines the result. In brief:
- Prepare the substrate — clean thoroughly (remove mould spores, dirt and grease) and ensure that the substrate is completely dry.
- Repair — remove loose paint and fill holes and cracks with filler; allow to dry thoroughly.
- Apply the paint — start at edges and corners and work towards the larger areas; apply a second coat if necessary and allow each coat to dry thoroughly.
- Finish — check for even coverage, remove masking tape before the paint is completely dry and clean materials as instructed.
